General Questions

You can check in as early as 3:00 p.m. if your room has been cleaned and is available. If not by 3:00, it should not be much later. Remember, we do not have a 24 hour front desk and if you plan to arrive after 9:00 p.m., you will need to let us know. Check out time is 11:00 a.m. Due to our popularity, we are unable to offer late check outs.

We understand plans change! If you booked your reservation direct with us, please call us as soon as possible as we do have a 48 hour cancellation policy. You will need your “Confirmation Number” and you will be provided a “Cancellation Number”. This is your proof of canceling. If you cancel your reservation within the cancellation period, we will charge you a cancellation penalty for one nights stay plus taxes.

 

PLEASE NOTE: If you have booked your room with an online travel agent (i.e. Expedia, Orbitz, Hotwire, Hotels Tonight, Booking.com, Priceline etc) and need to cancel, you must contact the online travel agent you booked your room with to cancel your reservation.

Most rooms are equipped with hairdryers, coffee makers, and microwave/refrigerator combos. The cottages are not equipped with these amenities.

The outdoor heated pool is open Memorial Day weekend through Labor Day weekend and the outdoor hot tub is open from May 1st through December 1st. A guest laundry is also on-site and laundry soap products are available.

We accept Cash, MasterCard, Visa, American Express, Discover/Novus. We cannot accept personal or business checks unless received 14 business days prior to your scheduled check-in date. A credit card is required at time of booking. A pre-authorization will be placed on the credit card provided within 72 hours of arrival. Reservations will not be guaranteed should the credit card be declined. The credit card used to book the reservation must be presented by the cardholder at check in along with a matching state issued identification card or passport. 

Booking directly with us has many advantages rather than booking with a 3rd party online travel agent such as Expedia, Booking.com, Priceline, Orbitz etc.! This helps us keep costs down for you and allows you to have more control and flexibility over your reservation at all times.  
During off season (November 1st-April 30th) we give you a 15% discount and FREE modification and cancellation with no questions asked! 
During peak season (May 1st-October 31st) you still get a 10% discount and only a 100.00 cancellation fee (rather than a one night plus tax) coupled with FREE modification to change your dates based on your travel needs.  Not to mention, you can email us directly or call us without having to wait on hold for a long time to get with a representative!

The front desk is open from 7:00 a.m. until 9:00 p.m. year round. Sorry, we do not accept pets or comfort animals. Service animals are welcome and must meet state and federal guidelines and must be declared at check-in in order to avoid a $250 fee. 

The entire property and all rooms are NON-SMOKING.
 
You must be 21 to rent a hotel room and all minors under the age of 18 must be accompanied by an adult at all times.
 

RV’S/TRAILERS: Our parking lot cannot accommodate RV’s and trailers. If you do have one of these types of vehicles/trailers, you will have to park on the street below the property, which is free of charge.

BREAKFAST: We have a limited selection of breakfast items due to Covid-19 and regulations enforced by the El Paso County Health Department. If you have any questions, please contact the property directly  Should this not be sufficient, please click HERE to see a list of amazing local restaurants!

GROUP BOOKINGS: Guests who book more than three rooms under one name will be charged in full five days prior to arrival for all rooms on the credit card provided at booking.
